Owens was awarded the contract to design and install a new Mitsubishi Electric heat recovery VRF comfort cooling system for a two-phase project covering both the ground and first floors. The system needed to provide simultaneous heating and cooling, with supporting electrical and ventilation upgrades throughout the building.

Solutions

To meet the varied demands of the space, Owens delivered a phased installation of a high-efficiency VRF system for climate control, supplemented with Dimplex Q-Rad electric panel heaters in non-VRF zones such as stairwells and toilets.

New mains-fed unvented under-sink water heaters were installed in all toilet areas. The previous toilet extract systems were removed, with existing wall apertures reused for the upgraded ventilation setup. On the electrical side, a new 250A main panel with ESP surge protection replaced the outdated distribution system, consolidating building-wide supply.

Lighting was completely modernised using a 600x600mm flat plate LED system controlled via a PIR-based lighting control management system, ensuring energy efficiency and compliance with lux and emergency lighting standards. The fire alarm system was also updated to suit the new layouts.
